The first floor interior had been completely gutted to the studs, the house lacked functional heating, plumbing or electrical and there were large holes in the floors dropping straight through to the basement. Fortunately, the beautiful staircase and original fireplace mantle were still intact if a bit worse for wear. Jeff had the first floor properly reinforced to support the second story, he insulated exterior walls, rebuilt the partition walls back in their original locations, and he recreated the first floor bath. Leaking windows, roof and doors were replaced, illegal bedroom additions in the basement were removed, the kitchen was restored and the upstairs bath was updated. | 4309 N. 32nd Street, Tacoma, WA This 1909 Craftsman was a bank repo that had been deemed uninhabitable by the City of Tacoma and subsequently red tagged. This home's restoration was akin to a forensic demolition, involving removal of layers of strange and misguided renovations and additions to create a functional floor plan. The entire first floor was stripped to the studs, improper framing problems were corrected to adequately support the second story and a new floor plan was developed. A formal dining room was created in an area that had previously been a small bedroom and kitchen, and its kitchen was shifted into what had been a family room area. Appropriate materials were used to reside the exterior, vinyl windows were replaced with dual glaze reproduction wood windows, an illegal "man cave" was removed from the garage and all systems were replaced. Original siding was covered with "spray on" aggregate stucco, its kitchen was enlarged, a small bedroom was added on the second floor, windows were removed and shortened, and original bathrooms were remodeled. Jeff removed all evidence of that 1950's remodel by adding period appropriate siding to the exterior, replacing the shortened windows, replacing a plywood garage door, renovating the kitchen and baths and creating a master bath from a small added upstairs bedroom. Outdated plumbing and electrical systems were replaced as well. This rare shingle style 1890's Victorian in Proctor was the victim of a bad kitchen and whole house remodel in the 1980's. This house and guest cottage were both in need of exterior maintenance and repair as well as a complete interior restoration. Jeff gutted the kitchen, removing soffets from the ceiling and raised the roof by six inches to accomodate upper cabinets. He gutted baths in both the main house and guest cottage, replaced a non-functioning jacuzzi tub with a more period appropriate tub and replaced damaged hardwood floors. This charming 1900 post-Victorian cottage was illegally converted into a duplex in the 1950's. It was a poorly maintained bank owned property when Jeff purchased it. The home had two front doors, non-functioning wall heaters and an upstairs bathroom that could only be accessed through a 5 foot tall opening in the upstairs kitchen. The original dining room was being used as a downstairs kitchen. Jeff merged the two units to create a 3BD/2BA single family home. He removed an illegal upstairs bathroom addition, created an upstairs bath and hall closet in an area that had been an upstairs kitchen and restored the original kitchen to an area that had been converted to a bedroom in the downstairs unit. All of the original interior details were missing, there was no heat source and plumbing was essentially non-functional. Jeff restored the woodwork and repaired extensive wood damage caused by a leaking roof. He rebuilt the fireplace and chimney and created a master suite by adding a walk-in closet, bath and additional fireplace. All mechanical systems were updated, the roof was replaced and the collapsed garage was rebuilt in keeping with the original.
